Capital is being raised in a phased, mission-aligned structure rather than as a single round. Phase 0 (land acquisition and core infrastructure) and Phase 1 (Glamping Village and basecamp) require approximately $1.45 million in initial capital and represent the earliest entry point for founding investors. Subsequent phases each have their own capital structures, timelines, and return profiles.

Six Phases

Phased Build-Out and Revenue Sequence

Still Waters is being built across six phases, each with its own revenue stream and capital requirement. Revenue begins generating in Phase 1 with the Glamping Village and continues to grow as each phase comes online. This phased approach reduces concentration risk, allows revenue from earlier phases to support later construction, and gives the project multiple paths to financial maturity.

Phase 0 · Pre-Launch

Land acquisition, infrastructure, the Worship House. Cobblestone roads, water and septic systems, site grading. The sacred center rises first.

Phase 1 · Year 1

Glamping Village and Founding Family Basecamp. Eco domes, safari tents, and RV pads. First revenue stream, dual-purpose hospitality and basecamp housing.

Phase 2 · Years 1–2

Events Pavilion, Café, and beverage locations. Strohboid events structure, Table of Eden Café, juice and kombucha bar.

Phase 3 · Years 2–3

The Restoration House wellness center. Five wings around a living courtyard. The highest-margin revenue stream once operational.

Phase 4 · Years 3–4

Trinity Watchtowers Restaurant. Farm-to-table restaurant supplied by the regenerative farm. Anchor F&B revenue.

Phase 5 · Years 0–5

Founding Family Homes. 75 custom hempcrete homes across three tiers (15 Pioneer · 45 Steward · 15 Legacy). Phased in parallel cohorts.
